Cleaning and Housekeeping
Intermediate cleaning of the house and change of sheets and towels are offered every week.
Guests are invited to leave the villa during cleaning.
Electricity and utilities | water
To conserve energy, we've adjusted our electricity policy. Instead of including electricity costs in the nightly rate, you'll now pay only for your actual usage. The meter is read upon check-in and check-out, and charges are ฿8 per unit + 7% vat.
An electric guarantee deposit will be collected prior to check-in. It will be refunded upon check-out, minus any electricity charges. Estimated electrical guarantee deposits that will be collected are:
Up to 7 nights: ฿10,000
Up to 14 nights: ฿20,000
Up to 21 nights: ฿25,000
Up to 28 nights: ฿30,000
Please note: Actual consumption may vary.
Water is charged at B400 per truck
Important:
Electric Guarantee Deposit Payment: The electricity guarantee deposit must be paid at least 24 hours before your arrival.
Passport Requirement: A copy of all passports is required for check-in to comply with Thai law.

House rules and residence environment
Santithani is a quiet residential area, where mutual respect between residents ensures a peaceful environment.
Very quiet hours are from 10 PM to 8 AM.
Thank you for respecting this rule.
Smoking is permitted only on the terrace or in the garden. No ashtrays on the sunbeds. Smoking is not permitted on the sunbeds.
Pets are allowed.
For safety and hygiene reasons, mosquito nets must remain closed at all times.
Sounds of birds, cicadas/crickets/insects, croaking of toads after the rain sometimes, and very occasionally dogs can happen in that residential area.
Villa facilities and maintenance
The swimming pool (chlorine) is maintained twice a week.
The garden is regularly maintained.
Broadband Wi-Fi is provided.
For maintenance reasons, we may need to enter the villa.
Getting around Koh Samui
A vehicle is recommended for exploring the island and enjoying all its attractions: beaches, markets, waterfalls, temples and viewpoints.
As the owner, I will be happy to share my local experience and provide personalised advice and recommendations, as well as assist you with vehicle rental or excursion bookings.
Laundry and supporting the local economy
For ethical reasons and to support the local economy, we encourage the use of local Thai laundry services.
A washing machine with hot water is available in the villa.
An optional laundry service can also be arranged.

Charges are settled monthly for long stays
Electricity : 8 THB/kWh + 7% VAT
Water : water consumption: 100 THB per unit (for stays of more than 28 nights).
Housekeeping is optional for stays longer than 28 nights. For stays longer than 28 nights : the cleaning service depends on your package.
