Cleaning and Housekeeping
For stays from 10 to 21 nights, intermediate cleaning of the house and change of sheets and towels are offered (except for special offers). This service may be proposed twice a week or more as an option.
The final cleaning is paid by the guests (2500 THB).
Guests are requested to leave the villa during cleaning.
For stays longer than 21 nights : the cleaning service depends on your package.
Electricity and utilities | water
Electricity is charged separately to encourage responsible energy consumption on an island environment.The meter is read upon arrival and departure. Payment is made at check-out in THB cash.

House rules and residence environment
Santithani is a quiet residential area, where mutual respect between residents ensures a peaceful environment.
Very quiet hours are from 10 PM to 8 AM.
Thank you for respecting this rule.
Smoking is permitted only on the terrace or in the garden. No ashtrays on the sunbeds. Smoking is not permitted on the sunbeds.
Pets are not allowed.
For safety and hygiene reasons, mosquito nets must remain closed at all times.
Villa facilities and maintenance
The swimming pool (chlorine) is maintained twice a week.
The garden is regularly maintained.
Broadband Wi-Fi is provided.
For maintenance reasons, we may need to enter the villa.
Getting around Koh Samui
A vehicle is recommended for exploring the island and enjoying all its attractions: beaches, markets, waterfalls, temples and viewpoints.
As the owner, I will be happy to share my local experience and provide personalised advice and recommendations, as well as assist you with vehicle rental or excursion bookings.
Laundry and supporting the local economy
For ethical reasons and to support the local economy, we encourage the use of local Thai laundry services. Ann Khoomthong and her husband run a small laundry at the entrance of the Santithani residence. For only 50 THB per kilogram, they will wash, dry, iron and fold your clothes. You drop off your laundry in the morning and collect it the next day. It is both practical and a meaningful way to support the local community.
A washing machine with hot water is also available in the villa.
An optional laundry service can also be arranged.
Deposit and responsibility
For stays of less than 21 days, the security deposit is currently 16,000 THB or €400 or $400. It is payable on arrival.

Charges are settled monthly for long stays

Rubbish collection is paid by tenants for long-term rentals (more than 21 nights) : 380 THB/month excluding 7% VAT.
Rubbish collection is offered for stays of less than 21 nights or depending on your package.
Housekeeping is optional for stays longer than 21 nights. For stays longer than 21 nights : the cleaning service depends on your package.
The security deposit is equal to one month's rent for long stays. It is refunded at the end of the stay after the final check-out.

At Baan Sawadee Villa, pricing is designed to remain transparent and fair. The villa rental rate covers the exclusive use of the entire property (unless otherwise agreed) and private swimming pool, as well as broadband Wi-Fi, regular pool maintenance and garden care.
